For lease violations other than non-payment, Arizona requires a 10-day notice to remedy or quit under ARS § 33-1368(A). The tenant has 10 days to fix the problem or vacate.

Curable vs. Irreparable Violations

10-day cure notice: For violations the tenant can fix — unauthorized pet, unapproved occupant, lease compliance failures. Tenant has 10 calendar days to remedy.

Immediate termination (irreparable): For violations that materially and irreparably affect health or safety — criminal activity, severe property damage, discharge of a weapon. No cure period. Tenant receives an unconditional notice to vacate.
