Colorado Lease Violation Notice (Cure or Quit) — 2026

Colorado's HB 1121 strengthened tenant protections across the board, including for lease violation notices. For curable violations, tenants must be given a reasonable opportunity to remedy the breach before you can file for eviction.

Curable vs. Incurable Violations

Curable violations: Unauthorized pet, unapproved occupant, failure to maintain the unit. Tenant must be given reasonable time to cure — typically 10 days is considered reasonable in Colorado.

Incurable violations: Criminal activity, substantial property damage, threats to other residents. Landlord may serve an unconditional notice to quit.

Repeat Violations
